I first called “Alpages and Kennels” to do an estimation. The dialogue went something like this:
Me: I need to sell my spacious kennel and downsize to a smaller one so that I have some money left over for my election campaign.
A & K: We have a customer right now who is urgently seeking a place to buy. If you put your kennel on the market for 30,000 euros I’m sure we can sell it immediately.
Me: Do you have anything smaller available to buy in this area.
A & K: Oh yes, there are several smaller properties available in the 50,000 to 60,000 euro price range.
Me: So what you want me to do is to sell my nice, big kennel dirt cheap then buy another one half the size for twice as much money. Who would be the winner in this arrangement?
Needless to say I found another agent. They suggested a marketing price of 89,000 euros would be achievable and would meet my financial requirements. I’ve signed up with them, but it’s a non-exclusive deal at 5% commission, but I am still free to sell the kennel myself if I can.
I’m off to the planning department now.
